The Real Estate market in the Wake/Orange/Durham County area changes constantly.  We have witnessed residential market tempered in the last 8 months and a large number of homes are going into bankruptcy, foreclosure, and auction block.  In many of these cases, the reasons are not due to the subject property but rather the owner of the property.  Their financial situation has deteriorated.  Higher interest rates have not helped.  Borrowing costs are higher now.  The Past few years from low interest and low-ball mortgage offerings (zero down, cash-back) have masked the true cost of home ownership. 

I am putting a fund, Investment Fund I, together specially to capture the opportunity this market presents.  Here are the basic parameters of the Fund:

I  . Target properties in bankruptcy, foreclosure, auction, or abatement.

II.  Target market are Raleigh, Cary, Apex, S.W. Durham, Chapel Hill, Hillsborough, Holly Springs, Fuquay-Varina.

III. Target Fund ROI in the neighborhood of 20% annually.

III. Fund amount cap at $1,000,000.
